  • Registered title certificates on and near the parcel.
  • SMD and PVLMD outlines, pending registrations and control fabric.
  • Mapped flood extent, drainage lines, wetlands and waterways over and around the parcel.
  • Distance and access to the nearest main road.
  • Mapped building footprints inside the parcel, and the potentially-vacant heuristic.
  • Locality and assembly containment.
  • Roads, buildings and points of interest around the parcel.
  • Relevant excerpts from configured planning and policy sources, when available.
  • Then it states a posture — PROCEED TO VERIFY, HOLD FOR REVIEW or DEPRIORITIZE — naming both the evidence and the gaps.

What you still have to do, with your lawyer and your surveyor:

  • Commission a formal title search at the Lands Commission. A mapped title outline is not a search result and does not confirm the current legal position.
  • Instruct a licensed surveyor to set the boundary on the ground. Mapped parcel geometry is not a survey.
  • Apply to the assembly for planning permission. Document excerpts are context, not permits and not zoning certificates.
  • Establish who holds the interest and their capacity to sell. ParcelRecon does not determine ownership and will not name an owner.
  • Verify occupancy, encroachment and access on site. Mapped footprints and road lines lag the ground.

A broker is paid when you buy. The desk has no interest in the parcel, so it reports the mapped record either way — including the reading that tells you to walk. Use both: the broker for access and price, the desk for what the record says.

Imagery shows rooftops and roads. It does not show a registered title outline, a pending registration, a control point, a mapped flood extent, a drain, a wetland or the cadastral boundary. Those are the layers that change a decision, and none of them are visible from above.

You should — on the parcel you have decided to pursue. A survey answers where the boundary is. It does not answer whether a title is registered nearby, whether registration is pending, or whether the plot sits inside a mapped flood extent. Priced per parcel, it cannot screen ten.
